This suburb was master-planned by the old Land Commission and largely built out from the early 1980s, on what was rural land before the estate went in. It's overwhelmingly detached brick-veneer project homes on regular blocks, with some later townhouse infill closer to the edges.

That single building wave matters for what goes wrong and when. Original hot water units fitted through the 1980s and 90s are now well past their working life, and they're a steady source of after-hours callouts across streets like Bennett Road.

Mature trees planted along the older parts of the estate, including around Banks Drive, have had decades to grow into the sewer lines beneath them. Root intrusion is a regular cause of blocked drains as a result.

Reactive shale-derived clay under these streets adds to it, gripping and cracking older pipework as the ground moves through wet and dry spells.
